Comparing exposed fastener metal to shingles has many pros and cons. Shingles are more susceptible to wind damage, but exposed fastener metal requires intermittent maintenance on the fasteners. Concealed fastener metal, such as standing seam, is generally consider the best of the three options. Other important factors such as proximity to salt water and slope of roof can affect the viability of the different products. 

Short answer, yes. In many cases we are able to perform a roof inspection using a standardized inspection form. This is accompanied by overal pictures and a brief overview of the state of the roof. The lifespan indicated on that form is determined during the on-site inspection. Otherwise, if the roof is deemed to be at the end of its lifespan, then we would recommend roof replacement.
